PROPERTY TECHNICIAN

The Ideal candidate for this position has a combination of the following skills and experiences:

Operations:
Knowledge of mechanical systems and operation specifically, HVAC, Electric, Fire Life Safety & Energy Management Systems.

Vendor Service:
Coordination of contracted and maintenance services, oversee work being performed, bid contracts, work requests, and capital improvements.

Tenant Services:
Respond to, follow up, and complete service requests by tenants.

Inspections: Perform property inspections outlining maintenance projects, capital improvements, and necessary improvements in contracted services.

Construction:
Monitor construction activities on properties, making sure vendors are performing work and following the buildings rules and regulations governing construction projects.

The Schultz Organization is one of the largest independent full service commercial real estate firms in the tri state area. We are currently expanding to meet the tremendous growth in our property management, brokerage and construction business lines. To meet this demand, we are currently looking for a bright, organized, energetic and team-oriented Property Manager. 

Position Requirements

Only candidates with the following skills, experience and requirements will be considered for the position:

  • Candidate must have 3+ years experience working for a third party management company managing commercial properties for institutional clients.

  • Candidate should also possess an RPA or CPM designation.

  • Candidate must have experience with MRI or Yardi software.

Job Description

Responsible for overall financial and operational performance of assigned commercial portfolios including:

  • Property appearance and maintenance
  • Tenant and owner relations
  • Annual operating and capital budgets
  • Oversight of the annual operating escalation billing process
  • Monthly reports to property owners
  • Managing staff of assigned building technicians, porters and administrative assistants
  • Developing contract specifications for vendor contracts
  • Contract administration and satisfaction of insurance and regulatory requirements
  • Coordinate efforts with leasing, accounting, construction and facilities operations departments
  • Manage the tenant collection program
  • Coordinate due diligence projects
